Broken in Brooklin

This porch and railing project was referred to us from one of our valued clients. They are also from the Brooklin area and had contracted us to solve similar problems. As you can see from the project photos, this is a 2 story brick home with a walkout porch on the second floor. The rot in this wooden post and beam progressed to a point where the upper post had settled down leaving a 1 ½” gap between the post and the roof. Scary stuff for the customer. Brooklin Charm

This was the first of many homes in the Brooklin area that have ongoing issues with the columns and railing. Water was leaking through the flashings, and over time this would rot out the wood supporting beams. This customer contacted us with a vision of not only replacing the beams and railing to fix the leaking issues, but as well cleanup the look of their home by making some structural changes. Thus keeping its Brooklin charm. The renovation went like this… The house was originally built with a balcony over the front porch with supporting wood post. The deck on top had an aluminum railing with a door into the front bedroom. This bedroom was used as an office. So the upper deck was never used. The door provided neither light nor ventilation. This customer was great to work with as they had very definite ideas what they wanted. They did not want the deck replaced, so we decided to frame a sloped shingled roof to match the house “styles” in the neighbourhood. We replaced the door with a window (new natural light and ventilation). To save money we were careful in removing the original siding and aluminum railing, and were able to reinstall them. We installed one new decorative self-supporting column which changed up the look of the front of the house. The upper front of the house has a decorative wood “boxed out” section which was also rotting and leading to water leaks. While at the job we had our aluminum crew completely cap and seal this area. The house is now safe and water tight and we did not change the appearance of their house....
